Bob W Signs Lease for First Serviced Apartments in Austria

Bob W, the tech-powered hospitality provider, has taken a significant step forward by signing a lease to launch a 67-unit serviced apartment building in Vienna.

This marks the company’s first venture into Austria, expanding its footprint to 18 European cities.

The long-term lease agreement with Viennese developer Peter Pilz & Partner Projektentwicklungs GmbH secures a 2,000 sq m property on Heiligenstädter Straße, a historic and vibrant part of the Austrian capital.

Set to welcome its first guests in 2025, the new Bob W serviced apartments in Austria are strategically located for easy access to Vienna’s extensive public transport network, connecting guests to the city’s historic, cultural, and business districts.

The building is situated opposite a burgeoning 30,000 sq m life science hub and within a corporate center housing over 170,000 sq m of office space, serving more than 11,000 employees.

Nearby, one of Austria’s largest health clinics and two university campuses further enhance the location’s appeal.

Niko Karstikko, Co-founder of Bob W, expressed his enthusiasm for the expansion, stating, “Our move into Austria marks a significant milestone for the company. Vienna’s booming tourism industry and dynamic business scene make it one of the most vibrant and promising markets in Europe, complementing our existing presence in the region. Our serviced apartments will provide flexible, sustainable, tech-led accommodation for tourists, digital nomads, and business travelers seeking the reliability of a hotel and the comfort of a real home.”

Peter Pilz, Operation & Commercial Manager at Peter Pilz & Partner Projektentwicklungs GmbH, added, “Bob W is setting new standards for innovation and modernity in the hospitality sector, redefining excellence for us as landlords. Their relentless pursuit of exceptional guest experiences and deep industry insight positions them as pioneers in shaping the future of hospitality.”

Bob W is renowned for its high standards, boasting a Net Promoter Score (NPS) of 77 and an average guest rating of 4.7 out of five stars. The company leverages technology to enhance guest experiences, offering seamless digital front desk services, flexible check-in/check-out options, and a chat-based host for local recommendations. Their ‘marketplace’ connects guests to local amenities, ensuring an authentic local experience.

Backed by Wolf Theiss in establishing its Austrian entity and finalizing the lease, and facilitated by CBRE in the real estate transaction, Bob W is well-prepared to bring its innovative hospitality model to Vienna.

As Bob W continues to acquire and expand across Europe, its entry into Vienna signals a new era of tech-savvy, guest-focused serviced apartments in Austria, promising to elevate the travel experience for visitors to this iconic city.
