Albania to Welcome Philipp Plein’s First Signature Hotel and Dining Venue

Tirana will soon be home to Philipp Plein’s first luxury hotel and entertainment complex, as part of a groundbreaking agreement between the fashion icon and Albanian real estate company X One LLC.

The project promises to reshape the city’s skyline and redefine luxury hospitality in Albania.

Led by Ylli Ujka and Cesk Ivanaj, X One will develop the Grand Park Skyline in the heart of Tirana. The towering structure, designed by acclaimed architect Valerio Olgiati, will house a high-end Plein Hotel with at least 150 rooms, 100 serviced apartments, a lounge venue, the Sukaru Ba restaurant, and a Crystal Beach beach club – all under the Philipp Plein brand.

The partnership consolidates Plein Group’s hospitality, entertainment, and dining ventures into a single landmark project, reinforcing X One’s position as a major player in Albania’s luxury market. The project is expected to take five years to complete, with a grand opening set for 2030.

Philipp Plein, fashion designer and CEO of Plein Group, expressed his enthusiasm for the venture. “We are very pleased that the Philipp Plein brand and our hospitality, entertainment, and dining formats were chosen for a property so unique within the European landscape,” he said. Plein highlighted the prestige this project represents and the brand’s commitment to delivering unmatched luxury experiences.

The Grand Park Skyline is poised to become a symbol of Tirana’s modernization and growing appeal to high-end tourists and investors. The project’s interior design and service offerings will reflect Plein’s signature bold aesthetic, with the designer himself overseeing key architectural and design elements.

Business advisor Carmine Rotondaro, who negotiated the agreement on behalf of Plein Group, described the project as a “milestone in the growth and development of the Philipp Plein brand.” He emphasized that this collaboration could serve as a scalable model for future luxury developments in cities worldwide.

X One’s CEO, Ylli Ujka, echoed these sentiments, noting the strategic importance of partnering with a globally recognized brand. “We believe its style and avant-garde approach align perfectly with our vision,” he said, underscoring the emotional and professional investment in the project.

Once complete, the Grand Park Skyline is expected to become a magnet for luxury travelers and a standout feature in Albania’s evolving landscape. The project will boost Tirana’s tourism industry and affirm Albania’s potential as a luxury destination.
