The success of Lake Como as a key destination for those seeking luxury properties continues. Years go by and the Italian real estate market goes through ups and downs, yet the number of people—especially foreigners—interested in Lake Como real estate, particularly high-end properties, remains consistently high.

This can also be explained by the proximity of the Lario area to Milan, which remains a central hub for sectors such as design and fashion.

Looking at the 2023 data, there was a 6.2% increase in the value of luxury real estate properties along the shores of Lake Como compared to the previous year.

Two years ago, for the second consecutive year, Lake Como, one of the most charming areas in Lombardy and in Italy as a whole, confirmed its position in a prestigious international ranking: the Prime International Residential Index, also known as PIRI 100, earning the distinction of being the only Italian location to place in the top 20.

Luxury homes on Lake Como: reasons for the success

Beyond its proximity to Milan, there are several other factors that keep luxury real estate figures high around Lake Como.

Chief among these is the natural beauty of the area. Another key factor is the fiscal aspect. Since the introduction of the flat tax in Italy, numerous international entrepreneurs and professionals—keen to live and work in a human-scale environment—have chosen Lake Como as the place to buy a home and start a new chapter of their lives, both personally and professionally.

Another factor worth considering is logistics. The Lake Como area is close to three airports: Bergamo Orio al Serio, Malpensa and Linate.

A home on the shores of Lake Como is also an excellent choice for those looking for a luxury pied-à-terre to visit during ski season. In just a few hours, one can reach ski destinations beloved by winter sports enthusiasts, from Piani di Bobbio to Alpe del Giumello.

And how could we not mention that it’s also a paradise for shopping lovers?

While it can’t quite compete with Milan and its fashion district, it’s undeniable that many high-end fashion brands have chosen in recent years to open stores in Como or in the small towns around the lake.

Como city vs. lakeside villages

Real estate agents active in the Lario area have recently highlighted notable differences between the clientele choosing Como city and those preferring to buy in the villages along the lake.

Those opting for luxury residences in Como tend to have high spending capacity and are looking for an environment that is peaceful yet equipped with all essential services: schools, shops and healthcare facilities.

It goes without saying that the most in-demand areas in the city are those offering stunning lake views. In second place are homes located in the historic center.

Those who prefer more tranquil settings, such as the smaller towns, do so mainly for the human-scale atmosphere.

Among the most sought-after small towns by potential luxury real estate buyers is the scattered municipality of Tremezzina.

As for the nationalities of those interested in properties, U.S. citizens lead the way, in second place is clientele from Northern European countries.
