Nobu Hospitality has announced two new developments in partnership with Sea Breeze Resort, unveiling plans for Nobu Hotel, Restaurant, and Residences Baku in Azerbaijan and Nobu Hotel, Restaurant, and Residences Montenegro. The dual expansion marks Nobu’s debut in Azerbaijan and its return to Montenegro, extending its global presence with luxury coastal properties along the Caspian and Adriatic seas.
Both projects will include 80-room hotels, 100 private residences, and five bespoke villas, each centered around a signature Nobu restaurant offering Chef Nobu Matsuhisa’s world-famous Japanese-Peruvian cuisine. The partnership aims to combine Nobu’s signature lifestyle experience with Sea Breeze Resort’s established reputation as a leading destination developer in both regions.
Nobu Baku brings contemporary luxury to the Caspian coast
The upcoming Nobu Hotel, Restaurant, and Residences Baku will be located along the Caspian Sea within the prestigious Sea Breeze Resort area. The development will introduce Nobu’s distinct design approach of minimalist elegance, natural materials, and harmonious balance between comfort and sophistication to Azerbaijan’s growing luxury hospitality market.
The Baku project will feature an 80-room hotel and 100 residences, including five exclusive villas. At its center, the Nobu restaurant will serve as a social hub for residents and guests, complemented by a bar and lounge designed for both relaxation and connection. The resort will also include a wellness spa, fitness center, meeting and event spaces, and direct access to a private beachfront.
According to Nobu Hospitality, the addition of Nobu Baku will strengthen the brand’s presence in emerging luxury destinations while offering travelers access to an underexplored coastal region known for its blend of modernity and tradition. The project reflects growing investor and visitor interest in Azerbaijan’s hospitality and real estate sectors, particularly in the high-end segment.
Montenegro project expands Nobu’s Adriatic presence
In Montenegro, Nobu’s latest development will rise within Sea Breeze Resort Montenegro, set along the Adriatic coast. The project will mirror the Baku property in scale and design, featuring 80 hotel rooms, 100 private residences, and five villas positioned to maximize panoramic sea views and direct waterfront access.
The resort’s central Nobu restaurant will anchor the property’s lifestyle offering, combining Nobu’s distinctive culinary concept with a Mediterranean setting. The development will also provide proximity to Montenegro’s most exclusive coastal attractions, enhancing its appeal for international travelers seeking privacy, wellness, and refined leisure experiences.
Trevor Horwell, Chief Executive Officer of Nobu Hospitality, said the expansion demonstrates the brand’s ongoing strategy to identify culturally rich, scenic destinations aligned with its luxury philosophy. “We are incredibly excited to introduce Nobu to Azerbaijan and to make our return to Montenegro — two stunning destinations that are steeped in culture and natural beauty,” said Horwell.
“This partnership with Sea Breeze Resort reflects our commitment to delivering not just one, but two exceptional Nobu projects that embody our vision. These remarkable developments exemplify our unwavering dedication to crafting unique experiences where exceptional hospitality, innovative design, and world-class dining converge in perfect harmony.”
Sea Breeze Resort founder and owner Emin Agalarov emphasized the long-term collaboration between the two groups. “We are delighted that the world-renowned brand Nobu will soon be present in Sea Breeze in Azerbaijan as well as in Sea Breeze in Montenegro,” said Agalarov.
“This is a new chapter in the development of our resort city and destination for tourists from all over the world. My sincere gratitude to our partners for many years of cooperation and trust.”
Both projects highlight the growing synergy between international hospitality brands and destination developers in Eastern Europe and Central Asia. The partnership is expected to strengthen the appeal of both Sea Breeze resorts as luxury tourism and investment hubs while advancing Nobu’s strategy to establish a consistent presence across Europe, the Middle East, and Asia.

Founded by Nobu Matsuhisa, Robert De Niro, and Meir Teper, Nobu Hospitality operates a global portfolio of hotels, restaurants, and residences across the Americas, Europe, Asia, and the Middle East. The company’s distinctive approach to integrated lifestyle destinations — combining dining, accommodation, and residential living — continues to drive its international expansion. With the Baku and Montenegro openings, Nobu’s portfolio will grow to more than 40 hotels worldwide, reinforcing its position as one of the fastest-growing luxury hospitality brands.
For Sea Breeze Resort, which has developed a strong presence in both Azerbaijan and Montenegro, the partnership represents an opportunity to introduce a globally recognized brand while elevating each property’s international profile. The addition of Nobu-branded residences also aligns with broader trends in the luxury market, where branded residential developments offer long-term value and exclusive lifestyle benefits to owners.
Both the Baku and Montenegro projects are expected to open in the coming years, with construction timelines and additional design details to be announced by Nobu Hospitality and Sea Breeze Resort. When completed, the developments will further enhance Nobu’s reputation for combining refined hospitality, cutting-edge design, and distinctive dining in some of the world’s most desirable coastal destinations.
