Dusit International has signed a hotel management agreement to develop Dusit Princess Rishikesh, a 300-key luxury mixed-use retreat in the Tehri Garhwal region of Uttarakhand, India, with the property slated to open in 2031.
The Thai hospitality group signed the agreement with Atmosphere, a luxury real estate and hospitality development company focused on premium lifestyle destinations. The project will be situated in the Himalayan foothills near Rishikesh, one of India’s most prominent destinations for spirituality, wellness and adventure tourism.
Dusit Princess Rishikesh will comprise hotel rooms and luxury duplex villas across its 300 keys. The property is designed as an upscale mixed-use development combining contemporary hospitality with wellness-led experiences inspired by the surrounding natural landscape. Facilities will include a lobby lounge, business centre, all-day dining restaurant, outdoor swimming pool, fully equipped gym, yoga room and multipurpose event spaces.
A dedicated clubhouse will extend the lifestyle offering further, featuring a spa, infinity pool, a restaurant with approximately 250 covers, squash court, mini-plex, bowling alley, indoor games and additional leisure experiences. The property has been planned to harmonise with its natural surroundings in the Himalayan foothills.

The signing follows the opening of dusitD2 Fagu, Shimla in December 2024 and forms part of Dusit International’s growing development pipeline across India. The Dusit Princess brand sits within the group’s portfolio of nine brands, which spans close to 300 properties across 18 countries worldwide.
Rishikesh has grown significantly as an international travel destination in recent years, drawing visitors for yoga retreats, Ayurvedic wellness programmes, white-water rafting on the Ganges and trekking routes into the Himalayas. The town sits at the foothills of the Himalayas in Uttarakhand and has positioned itself as India’s wellness capital, attracting both domestic and international travellers seeking nature-led and spiritually immersive experiences.
