IHG opens 24 hotels in the Americas in three months as pipeline tops 1,100 properties

IHG Hotels & Resorts opened 24 hotels across the Americas in the first quarter of 2026 and added 65 more properties and nearly 6,000 rooms to its regional development pipeline, the company has announced. The results reflect growing owner confidence in IHG’s brand portfolio and mark a strong start to the year for the company’s largest operating region.

The Americas pipeline now stands at nearly 1,100 properties, set against a system of more than 4,600 open hotels across the region. Pipeline additions were up more than 30 percent year-over-year in the first quarter, driven by demand for conversion opportunities and expansion across the Suites and Holiday Inn brand families.

RevPAR grew across every chain scale and every IHG brand in the region during the quarter. Business and group travel drove much of the performance, supported by strong leisure demand. The United States led overall growth, with Central America, the Caribbean and Canada also delivering positive momentum.

“Our new deal growth reflects the strength across our entire brand portfolio and the confidence owners have in IHG,” said Mark Sergot, Chief Development Officer, Americas at IHG. “Pipeline additions were up more than 30 percent year-over-year in the first quarter, driven by continued demand for conversion opportunities and growth across key segments including Suites and the Holiday Inn brand family.”

Essentials and Suites

The Essentials & Suites portfolio was a significant driver of pipeline growth. The Holiday Inn brand family recorded 23 signings in the quarter, while IHG’s three suites brands, Staybridge Suites, Candlewood Suites and Atwell Suites, together accounted for more than one-third of the region’s total pipeline and generated 22 combined signings.

The quarter marked the debut of Atwell Suites in Puerto Rico. Conversion brand Garner continued to accelerate, recording 14 signings and 8 openings in Q1, including its first property in Mexico. Garner now contributes to nearly 200 open and pipeline hotels globally. avid hotels is also expanding, with a pipeline of nearly 120 properties set to more than double its current footprint.

Premium brands

IHG’s premium segment saw notable activity in key urban and resort markets. voco hotels, the company’s fastest-growing premium brand, opened voco Times Square – Broadway in New York and voco Sandpiper in Port St. Lucie, Florida, the brand’s first all-inclusive property. The signing of voco Honolulu marks voco’s first entry into Hawaii.

IHG also confirmed the U.S. arrival of Ruby, the European lifestyle brand it acquired in 2023, with its debut in Chicago. The opening signals growing owner interest in premium formats that combine distinct guest experiences with strong financial returns.

Luxury and lifestyle

Four luxury and lifestyle properties opened in the first quarter, extending a portfolio that now spans nearly 300 open and pipeline hotels across the Americas. Kimpton led the openings with new properties in New York City (Kimpton Era Midtown), Scottsdale, Arizona (Kimpton Miralina Resort & Villas) and Pacific Grove, California (Kimpton Mirador Pacific Grove Monterrey).

Hotel Indigo Turks & Caicos Grace Bay opened during the quarter as the first IHG-branded property on the island, with InterContinental and Kimpton hotels set to follow. IHG also signed Six Senses Camp Korongo, a resort and residences project located in the Utah desert, adding to the upper luxury brand’s growing Americas pipeline.

The combined results across all segments reinforce IHG’s position as one of the most active hotel developers in the Americas, with the scale of its open estate and forward pipeline pointing to continued expansion through 2025 and beyond.
