Madrid to open major new shopping centres with €1.2bn investment

Madrid is set to open several major shopping centres in the coming years as part of a wider €1.2bn investment aimed at transforming the city’s retail, leisure and dining landscape.

The projects, scheduled for 2026 and 2027, are expected to generate thousands of jobs and strengthen Madrid’s position as a leading European retail hub.

Developers, including Nhood Spain and other private investors, are behind the new schemes, which will be spread across key locations such as Valdebebas, Colmenar Viejo, and San Blas-Canillejas. The developments combine large-scale retail space with entertainment, dining, and family-focused attractions, targeting both residents and visitors.

The most significant project is Valdebebas Shopping Centre, a 362,000 square metre complex in the Hortaleza district near IFEMA and Adolfo Suárez Madrid-Barajas Airport’s Terminal T4. Expected to open in 2027, it will become the largest shopping centre in Madrid, surpassing existing sites such as Xanadú and Plenilunio.

Key features of Valdebebas Shopping Center include:

  • 260 retail units covering fashion, technology, home and sports
  • A flagship Primark store among major international brands
  • A Kinépolis cinema complex and extensive food court
  • Family leisure areas, green spaces and outdoor terraces
  • More than 6,000 parking spaces

The development is projected to attract millions of visitors annually and support residential growth in the surrounding area. It is also expected to create between 5,400 and 6,000 direct jobs, along with a further 3,500 indirect roles.

Another project, Retail Park La Maquinilla, is due to open in the third quarter of 2026 in Colmenar Viejo, north of Madrid. Developed by Nhood Spain, the site will offer a smaller-scale retail experience across 16,530 square metres.

Its main features include:

  • 20 retail units across two floors
  • Brands such as Zara, Bimba y Lola, Victoria’s Secret, Nike and Adidas
  • 625 free parking spaces
  • Direct access from the M-607 and integrated bike lanes

According to developers, 85% of retail space at La Maquinilla has already been pre-let, reflecting strong demand from both national and international brands.

A third project, Nasas Madrid, is scheduled to open in 2027 alongside the UEFA Champions League final at Atlético Madrid’s Metropolitano Stadium. Located in San Blas-Canillejas, around 25 to 30 minutes from the city centre, the development forms part of a wider City of Sport complex.

Nasas Madrid will offer a mix of retail and leisure facilities, including:

  • 70 retail outlets across four floors
  • Ten cinemas, a Fitness Park gym and a bowling alley
  • Restaurants, family entertainment areas and leisure spaces
  • 1,500 parking spaces

The combined projects are expected to reshape Madrid’s commercial offering, providing expanded shopping and entertainment options while reinforcing the city’s appeal as a destination for both domestic and international visitors.
