Balikesir plans 244-room hotel with 829m lira investment

A new four-star hotel with 244 rooms is planned for Edremit, in Balikesir province, after a 829 million lira investment project moved forward in the Zeytinli neighbourhood.

The project covers 9,915 square metres of a 41,318-square-metre plot and includes 706 beds, six commercial units and a range of leisure and wellness facilities, according to the filing.

The environmental impact assessment process has started for the development, which is being undertaken by AKÇAY Otelcilik Turizm ve İşletme A.Ş.. The company plans to demolish the existing hotel on the site before construction begins.

The proposed property is set to include thermal pools, a Turkish bath, a wellness area, a fitness centre and a restaurant. It is also expected to create jobs, with 50 people planned for the construction phase and another 50 during operations.

The project was formally brought to the attention of the Environmental Impact Assessment, Permit and Inspection Directorate General, part of the Ministry of Environment, Urbanisation and Climate Change.

Edremit, on Türkiye’s Aegean coast, has been attracting interest from tourism investors because of its beaches, natural surroundings and growing resort infrastructure. The new hotel would add to a local accommodation market that already serves both domestic and international visitors.

The scale of the investment also underlines continued confidence in Türkiye’s tourism sector, which has seen developers target coastal destinations with mixed-use hotel projects combining rooms, food and beverage outlets, and spa-style facilities.

According to the project notice, the land area allocated to the hotel is part of a larger parcel in Zeytinli neighbourhood. The development is expected to proceed only after the environmental review is completed and the relevant permissions are granted.

While the filing gives a detailed outline of the plan, it does not say when construction will start or when the hotel might open. Those dates will depend on the outcome of the permitting process and subsequent building work.

The project comes as hotel investment remains active across Türkiye’s coastal regions, where developers continue to expand capacity for the summer season and for year-round leisure travel. Edremit’s location between the Aegean coast and inland thermal areas has helped make it a notable destination for this type of tourism development.
