Located just south of the Allegiant Stadium, this 19-story boutique hotel promises to offer a unique experience, differentiating itself from the typical massive Las Vegas hotel-casino offerings.

  1. Location and Design: The Nuance Las Vegas, situated at the corner of Polaris and Quail avenues, is strategically positioned within the newly designated Allegiant Stadium district. The proximity to the stadium is expected to be a significant draw, especially during major events. The hotel’s design has been approved by the Federal Aviation Administration, ensuring it aligns with the city’s architectural standards.

  3. Facilities and Amenities: The hotel boasts 340 rooms, a high-end spa, restaurants, a ballroom, a convention hall, and significant fitness facilities. Unique features include a dining area and cigar bar on the 9th floor and a rooftop bar with a kitchen on the 19th floor. The top level will also house a deck and five exclusive “high-end guestrooms.”

  4. Non-Gaming Experience: One of the standout features of the Nuance Las Vegas is its commitment to providing a non-gaming, non-smoking environment. This decision is expected to appeal to a niche audience looking for a more serene and upscale experience in the heart of Las Vegas.

  5. Parking and Traffic Management: Addressing concerns related to traffic and parking, the hotel will feature a parking garage spanning levels two through five. The initial requirement of 531 parking spaces has been slightly reduced to 520 spots, with parking staffed by valet services. Developers are also working on implementing signal lights for better traffic circulation within the property.

  6. Future Plans: With the groundwork expected to commence early next year, the hotel’s development is in full swing. Developers will return to the commissioners for approval on lighting and signage, ensuring that the hotel’s aesthetics align with the district’s standards.

If construction begins in early 2024, we can expect that the hotel may open mid to late 2025.
