Hilton and Reuben Brothers have signed a management agreement to turn the former W Miami Beach into Waldorf Astoria Miami Beach, marking the luxury brand’s debut in the city. The hotel is due to relaunch in Winter 2027 after a full renovation and repositioning, and Hilton will manage the property once the work is complete.
The project gives Hilton another foothold in Florida’s luxury market, where the company said it already operates more than 520 properties. It also adds to Waldorf Astoria’s global portfolio of 40 hotels, with a new Miami property joining the brand’s planned opening in downtown Miami in 2028.
The 20-storey oceanfront hotel sits on Collins Avenue in Miami Beach, with direct beach access and views of the Atlantic Ocean and the Miami skyline. Reuben Brothers said the redevelopment will preserve the site’s status as one of the area’s best-known addresses while aiming to strengthen the local economy.
The property will have 348 newly refreshed suites, all with ocean views and private balconies. Hilton said the redesign will include a new lobby and Peacock Alley, a new food and drink programme, a spa and wellness area, an upgraded fitness centre, private cabanas on the 48,000-square-foot pool deck and refurbished event spaces.
The hotel will also be designed by Avenue Interior Design and will feature a mix of art, signature experiences and new amenities. Hilton said the scheme is intended to combine Waldorf Astoria’s formal service style with Miami Beach’s coastal character and nightlife.

Kim Phoebus, chief operating officer of US Hotels at Reuben Brothers, said 2201 Collins Avenue was “one of Miami Beach’s most storied addresses” and said the company planned a “landmark restoration” with Waldorf Astoria. He said every room would have a private balcony and sea view, while public spaces would include dining and event venues.

Waldorf Astoria Miami Beach will participate in Hilton Honors, the award-winning guest-loyalty program and will join Waldorf Astoria’s global portfolio of 40 iconic properties located in the world’s most sought-after destinations, including the forthcoming Waldorf Astoria Miami slated to open in Downtown Miami in 2028.
