Garner Kutch by IHG to open in Gujarat by 2026, expanding the global hotel company’s footprint into one of India’s fastest-growing secondary markets. The newly signed franchise agreement marks IHG Hotels & Resorts’ third deal under the Garner brand in India since its IMEA launch, underscoring the company’s focus on delivering midscale accommodation options to rising demand centers.
Slated to welcome guests in the first quarter of 2026, the hotel will be situated in the expansive Kutch district of Gujarat. It is being developed in partnership with Royal Buildspace LLP and managed by Rosastays (Rosaoul Hotelco Pvt Ltd), one of IHG’s preferred operators for the Garner brand in India. With only months between Garner’s debut and its growing list of signings, the brand is quickly positioning itself as a reliable choice for comfort-driven travelers across the country.
Meeting Growing Demand in India’s Tier 2 and 3 Markets
The introduction of Garner to Kutch reflects IHG’s larger strategy to focus on India’s secondary and tertiary cities, where infrastructure, business activity, and domestic travel are expanding rapidly. Kutch is not only Gujarat’s largest district by area but also an increasingly important commercial and tourism hub. From events like the Rann Utsav to the industrial uptick driven by upcoming SEZs, the region is ripe for hospitality development.
IHG’s vision aligns closely with this transformation. With a total of 50 hotels operating in India under six well-known brands and a pipeline of 63 more, the company continues to solidify its presence across all segments. Garner, launched as a midscale conversion brand, offers a solution for travelers seeking a dependable yet affordable stay backed by global standards.
What to Expect at Garner Kutch
Garner Kutch is designed with modern travelers in mind, combining comfort, practicality, and a touch of local flavor. The 40-room property will feature:
- All-day dining restaurant
- Outdoor swimming pool
- Fitness center
- Spa services
- Meeting and social event spaces
This setup caters to a blend of corporate guests, professionals, and leisure travelers. Whether visiting Kutch for its industrial zones or its seasonal cultural festivals, guests will find an environment that is both relaxing and well-equipped.
Strategic Partnerships Behind the Launch
IHG has chosen to operate Garner Kutch through a franchise agreement with Royal Buildspace LLP, a regional real estate and hospitality group. The day-to-day hotel operations will be handled by Rosastays, a hospitality management firm increasingly trusted by IHG for its operational strength in emerging markets. Rosastays is also set to operate two other Garner properties in India: Garner Etawah and Garner Kathua, which are scheduled to open in 2026 and 2027 respectively.
Sudeep Jain, Managing Director, South West Asia, IHG Hotels & Resorts, commented on the development: “The rapid uptake of Garner in India—with three signings in quick succession—demonstrates strong owner confidence in our midscale conversion proposition. Kutch’s dynamic growth trajectory aligns perfectly with Garner’s ability to deliver asset-light, high-return opportunities for partners like Royal Buildspace.”
Deepika Arora, Director at Rosastays, highlighted the synergy in vision between the two companies: “This marks our third partnership with IHG under the Garner brand, reinforcing our shared commitment to elevating midscale hospitality in India’s high-potential leisure markets through efficient operations, brand consistency, and memorable guest experiences.”
Deepak Chandnani, Partner at Royal Buildspace LLP, added: “Garner’s owner-centric model and distinctly different character combined with IHG’s global expertise make it the ideal choice for the market in Kutch. We look forward to offering a unique and reliable stay experience to travelers visiting this vibrant part of Gujarat.”
Kutch as a Rising Destination
Often overlooked in mainstream travel itineraries, Kutch is quickly gaining attention for both business and leisure. The region boasts a diverse economic profile—from salt production and textiles to tourism and logistics. It also hosts the internationally renowned Rann Utsav, an annual cultural festival that draws visitors from across India and beyond.
The hotel’s location places it approximately 6 kilometers from the upcoming DP World Special Economic Zone, a development expected to significantly boost industrial and commercial traffic in the area. As Gujarat continues to build its economic corridor, quality hotel accommodations will be essential for sustaining long-term growth.
Garner’s Role in IHG’s India Strategy
Garner was introduced to the IHG brand portfolio to fill a critical market gap: high-quality, flexible, and affordable accommodations that don’t compromise on reliability. The brand appeals to owners through its cost-effective conversion model and to travelers with its emphasis on consistency and service.
With India’s domestic travel sector booming, midscale hotels are increasingly seen as the backbone of regional tourism and business travel. Garner’s flexible approach, combined with IHG’s global systems and recognition, makes it especially well-suited for deployment in places like Kutch.
As Garner Kutch prepares for its 2026 debut, it stands not only as a hotel but as a symbol of a changing travel landscape in India—one where comfort, convenience, and quality are no longer reserved for big cities. With more secondary markets drawing corporate and cultural travelers, brands like Garner are likely to play a central role in shaping where and how India travels next.
