IHG Hotels & Resorts has signed a franchise agreement with Sirayane Hospitality to open Kimpton Marrakech, marking the Kimpton brand’s first entry into Morocco.
The 67-key luxury lifestyle hotel is scheduled to open in Q4 2026 and will be located approximately 7 km from Marrakesh–Menara Airport and about a 20-minute drive south of the Medina and Hivernage district. The project expands IHG’s luxury and lifestyle footprint in Morocco and reflects growing demand for boutique, experience-driven accommodation in Marrakech.
The signing positions Kimpton Marrakech as part of IHG’s broader strategy to grow its presence in key leisure destinations across the Middle East and Africa. The hotel will be developed by Sirayane Hospitality, a local high-end hospitality investor and operator with more than 20 years of experience in Marrakech. IHG states that the partnership combines international brand expertise with strong local market knowledge.
Kimpton’s Morocco debut and hotel features
Kimpton Marrakech will feature 67 rooms alongside a lobby lounge and all-day dining venues. Planned facilities include a spa, fitness centre, swimming pools, and a rooftop restaurant designed as a social hub with a strong food and beverage focus. IHG says the property will reflect Kimpton’s emphasis on expressive design, imaginative dining, and human-centered hospitality.
The hotel will be set in an area south of central Marrakech that is emerging as a preferred location for affluent leisure travelers. Surrounded by landscaped grounds and views of the Atlas Mountains, the neighborhood offers a quieter alternative to the city centre while remaining within easy reach of major attractions. The area is also supported by established leisure infrastructure, including international-standard golf courses.

Marrakech tourism growth and IHG expansion strategy
Sirayane Hospitality says the project aligns with Marrakech’s position as Morocco’s leading tourism destination. Kimpton’s arrival follows the brand’s expansion across the Americas, Europe, and Asia since its launch in 1981 as one of the pioneers of the boutique hotel concept. IHG positions Kimpton as a brand focused on immersive experiences, design-led spaces, and strong connections with local communities. The Marrakech project is intended to appeal to both international travelers and local residents seeking dining and social venues.
IHG continues to build its pipeline in Morocco across luxury, lifestyle, and premium segments as the country targets growth in high-value tourism. The signing of Kimpton Marrakech adds to IHG’s existing and planned portfolio in the market and underscores confidence in Morocco’s long-term tourism potential.
