IHG Hotels & Resorts has announced the signing of two new properties in Jeddah’s King Abdullah Sports City (KASC), a rapidly evolving destination that will serve as a key site for the 2034 FIFA World Cup. In partnership with Koushan Real Estate Development Company, IHG will bring its luxury lifestyle brand Kimpton and wellness-focused EVEN Hotels to the Kingdom, with both hotels expected to open in 2028.
Strategically positioned in northern Jeddah, the dual-branded development aims to elevate the hospitality landscape in alignment with Saudi Vision 2030. Located near the KASC stadium, the hotels will also provide seamless access to King Abdulaziz International Airport and adjacent retail and leisure districts, making them prime choices for international visitors, sports enthusiasts, and wellness-conscious travelers alike.
A Dual-Branded Development for Diverse Travelers
Bringing together two distinct concepts under one development, IHG plans to cater to a broad guest profile. Kimpton Jeddah KASC will feature 330 rooms and function as a vibrant social hub, fusing bold design with heartfelt hospitality. Its signature elements will include locally inspired interiors, curated dining options, spa and gym facilities, and versatile event spaces.
Meanwhile, EVEN Hotel Jeddah KASC will introduce a fresh approach to wellness travel in the region. The 255-key hotel is designed with in-room fitness zones, health-driven culinary offerings, and modern recreational amenities. EVEN Hotels’ brand ethos, “Travel Well,” will be central to the guest experience, offering a balance of rest, movement, and nutrition to support both business and leisure travelers.
Strategic Timing Ahead of the 2034 FIFA World Cup
With Saudi Arabia preparing to host the FIFA World Cup in 2034, the hospitality sector is gearing up for a transformation. These new IHG properties are being developed with that global spotlight in mind. Haitham Mattar, Managing Director of IHG Hotels & Resorts India, Middle East & Africa, highlighted the importance of this initiative, calling it a key step in expanding IHG’s lifestyle and luxury presence while supporting the Kingdom’s tourism ambitions.
“Our Kimpton brand leads the way with individually designed boutique hotels and restaurants that focus on self-expression, world-class design, and genuinely warm service,” said Haitham Mattar. “With EVEN Hotels, we’re reimagining wellness hospitality by seamlessly integrating it into travelers’ lifestyles.”
Partnering for a World-Class Destination
Koushan Real Estate Development Company will play a crucial role in executing this vision. Marwan Al Qaydy, CEO of Koushan, described the development as a proud achievement. “It allows us to elevate the hospitality offering within King Abdullah Sports City by introducing globally recognised brands that reflect the energy, spirit, and ambition of the area,” he said. The collaboration represents a blend of international brand excellence and local insight into guest expectations and regional demand.
The site’s proximity to stadium events, retail outlets, and entertainment hubs is expected to drive year-round footfall, making it a key node in Jeddah’s hospitality network. The hotels will contribute not only to sports tourism but also to business travel, wellness retreats, and lifestyle experiences in the Kingdom.
Redefining Wellness and Boutique Hospitality
EVEN Hotels, making its Middle East debut with this project, brings a distinctive value proposition. With an emphasis on holistic well-being, the brand combines fitness-focused amenities with inviting spaces for relaxation and social interaction. Features such as in-room training tools, state-of-the-art gyms, and craveable, health-conscious menus reflect current global trends in travel wellness.
Kimpton Hotels, known for their immersive design and locally rooted hospitality, will mark a milestone in expanding the brand’s footprint in the Middle East. Popular across the Americas, Europe, and Asia, Kimpton’s arrival in Jeddah meets a growing demand for authentic, experience-rich stays in the luxury segment. Whether it’s for business summits or post-match leisure, guests will find modern sophistication tailored to Saudi Arabia’s new generation of travelers.
Upon completion, Kimpton and EVEN Hotels Jeddah KASC will join IHG’s expanding portfolio of over 6,600 hotels globally and a development pipeline of more than 2,200 properties. The addition further positions IHG as a leading operator in the Kingdom, contributing to a bold reimagination of Saudi Arabia’s hospitality sector in time for the global stage of the FIFA World Cup.
