Africa’s hotel development pipeline reaches a record level with 123,846 rooms planned across 675 hotels and resorts, according to the 2026 Hotel Chain Development Pipelines in Africa report by W Hospitality Group.
The report shows year-on-year growth of 18.6%, highlighting strong expansion across the continent’s hospitality sector. Egypt dominates the pipeline with 45,984 rooms across 185 properties, accounting for more than one third of the entire African development pipeline.
The data also reveal that hotel development activity is increasingly concentrated in a small number of countries. The top ten markets account for 79% of all pipeline rooms and more than 75% of new signings. Egypt alone recorded 39 new hotel deals last year and anticipates 33 openings in 2026, reinforcing its position as the continent’s leading hotel development market.
Morocco ranks second in the pipeline with 10,606 rooms across 75 hotels, followed by Nigeria with 8,480 rooms across 57 projects. Kenya holds fourth place with 6,190 rooms in development, while Ethiopia follows closely with 5,964 rooms. Together, Egypt and Morocco account for more than 45% of all pipeline rooms across Africa.

According to the report, the concentration of hotel development in leading markets is shaping the continent’s tourism infrastructure. “The data clearly show that Africa’s hotel development story is being driven by a handful of high-performing markets, with Egypt firmly at the forefront in both signings and projected openings,” said Trevor Ward, Managing Director.
Beyond overall project volume, the report highlights East Africa as the region with the strongest construction momentum. Ethiopia and Kenya each have nearly 80% of their planned rooms currently under construction, while Tanzania reports 77.5% of projects underway.
These figures contrast with significantly lower construction ratios in some other markets. Nigeria has about 39% of its pipeline rooms under construction, while Cape Verde reports only 8.6% of projects currently progressing on site.
“What stands out this year is the strength of East Africa in terms of projects moving forward. Kenya, Ethiopia and Tanzania show some of the highest construction ratios on the continent, which suggests that this is where we are likely to see new supply coming through in the short to medium term,” said Trevor Ward.
At the operator level, global hotel brands dominate the pipeline. Marriott International leads with 31,782 rooms under development across Africa, followed by Hilton and Accor. Together with IHG and Radisson Hotel Group, the five largest international hotel companies account for around 80% of all pipeline hotels and rooms on the continent.
The report forecasts more than 65,000 new hotel rooms opening in Africa between 2026 and 2027. In 2026 alone, 183 hotels with 31,768 rooms are expected to open, followed by 177 hotels with 33,381 rooms in 2027.

However, the report notes that actual hotel openings often fall short of projections due to delays in financing, construction timelines and market conditions. This gap between planned development and completed projects remains a common feature in many emerging hospitality markets.
