Waldorf Astoria to open ski-in, ski-out resort and residences in Deer Valley East Village

Waldorf Astoria Hotels & Resorts is set to open a new ski-in, ski-out resort and branded residences in Deer Valley East Village near Park City, Utah, with a debut targeted for 2028.

The project is being developed by New York-based Extell Development Company in partnership with Hilton and will be located within the first major public alpine ski resort built in North America in more than 40 years. Construction began in May 2025, positioning the development as a flagship addition to Deer Valley’s rapidly expanding mountain infrastructure.

The resort will deliver 132 hotel keys and 105 branded residences, ranging from one- to six-bedroom layouts, with floor plans measuring 1,099 to 5,155 square feet. The ski-in, ski-out property will rise across two towers overlooking Bald Mountain, Hail Peak and Park Peak, and will sit adjacent to Deer Valley’s longest ski run, the Green Monster. Buyers will be able to purchase residences, while hotel guests will have direct access to the slopes, spa facilities, dining venues and extensive wellness amenities.

The new resort will reflect Waldorf Astoria’s emphasis on high-touch service combined with destination-led design. Architectural plans are being led by Kohn Pedersen Fox, while AvroKO is overseeing interior design, with the aim of creating a contemporary mountain retreat that connects guests directly to the surrounding landscape. The layout includes 56 hotel residences positioned above the hotel and an additional 49 private residences located in a standalone Waldorf Astoria Residences Deer Valley tower.

Hilton views the project as a strategic expansion of its luxury footprint in the western United States. Kara Randall, vice president, North America luxury and mixed-use development, Hilton, said “The signing of Waldorf Astoria Deer Valley Resort and Residences marks a major milestone in Hilton’s growing luxury portfolio across the Americas.” She added that the property will complement the Canopy by Hilton hotel opening nearby and further strengthen the company’s presence in Utah, where more than 70 Hilton properties are already operating.

Dino Michael, senior vice president and global category head, Hilton Luxury Brands, framed the development as part of a broader emotional appeal tied to mountain travel. He said “Mountain destinations have always held a special emotional power, and Waldorf Astoria Deer Valley allows us to interpret that through the lens of one of the world’s most iconic luxury brands.” He described the resort as “a place designed around arrival, belonging, and connection to the landscape, where ski-in, ski-out access is paired with deeply considered design and service.”

Beyond direct slope access, the resort will feature a 15,000-square-foot spa complete with treatment rooms, thermal features and a snow room, along with fitness centers, ski valet services, concierge support, a golf simulator and family-focused spaces. Guests and residents will also have access to multiple pools, including an indoor lap pool, a resident pool deck along the Green Monster, and a cantilevered outdoor pool and hot tub suspended over the ski run below. Dining will include several restaurants and lounges anchored by Waldorf Astoria’s signature Peacock Alley concept.

Meeting and event facilities will cover 11,300 square feet, including a 5,200-square-foot ballroom designed for conferences, weddings and corporate retreats. Resident amenities will also include lounges and a demonstration kitchen, reinforcing the project’s positioning as both a lifestyle destination and an investment-grade residential offering. Summit Sotheby’s International Realty will manage sales of the private residences, which include owner benefits such as Hilton Honors Diamond status and bespoke travel privileges.

Accessibility remains a key selling point for Deer Valley East Village. The development sits approximately 40 minutes from Salt Lake City International Airport, with daily flights connecting to major domestic and international hubs. The wider East Village master plan includes hotels, estate lots, luxury condominiums, a ski beach and up to 250,000 square feet of retail and commercial space, supporting year-round tourism beyond the winter season.

Deer Valley’s broader expansion has already reshaped the scale of the resort. During the most recent ski season, the mountain doubled its skiable terrain, opening 80 new runs and 7 new lifts, following the addition of 20 new runs and 3 lifts the previous season. When fully built out, the resort will encompass more than 5,726 acres of terrain served by 37 chairlifts across 238 runs, securing its position among the largest ski resorts in North America.
