Central Pattana announces The Central, a THB 21 billion retail and mixed-use development scheduled to open in northern Bangkok in Q4 2026, positioning the project as a new flagship destination for global brands and a catalyst for the city’s expanding northern CBD. The company says the shopping centre will act as a major urban anchor and support the area’s rapid growth by offering large-scale retail space, improved connectivity and a new convention venue.
The development covers a 49-rai (19.4-acre) site between Vibhavadi Rangsit Road and Phahon Yothin Road, an area linked by BTS, MRT and Don Mueang International Airport. Central Pattana reports that the local catchment has purchasing power 2.3 times Bangkok’s average and visitor frequency more than double that of other city malls, making the corridor a strategic location for its next flagship project.
New Urban Landmark for Northern Bangkok
The Central is designed as the “Flagship of the Future,” a world-class complex intended to host flagship stores from global brands. The project offers a total gross building area of 457,409 sq.m., including a 6,700-sq.m. convention hall capable of hosting international concerts and large-scale events. Central Pattana expects the development to elevate northern Bangkok’s retail profile while strengthening the company’s portfolio of national landmarks.

He said the project will position Bangkok “among the world’s most dynamic and liveable global cities.”
The location sits at the centre of a fast-growing cluster of premium residences, Grade A offices, universities and lifestyle destinations. Central Pattana notes that the Phaholyothin corridor, supported by multi-modal transport, is emerging as a high-value zone with strong year-round consumer activity. The company’s data indicates that sales per GLA in the area outperform other Bangkok malls by 45%.

The Central will feature what the developer calls “Flagship-Reimagined Destination” design, emphasising global-standard architecture and flexible layouts suited to major brand installations. The interior program blends flagship retail, lifestyle zones and community-oriented spaces intended for multi-generational use. Sustainability, technology integration and international design elements are central to the project’s positioning.

Its scale and location are also expected to support business travel tied to the expanding northern CBD.
Central Pattana describes The Central as a natural extension of Bangkok’s urban expansion, following investment in major corridors linking the capital to Don Mueang International Airport. The area’s increasing residential density and rising disposable income are key drivers for the project, which aims to capture both local and international footfall.
